What is the difference between pre-approval and pre-qualification?
The pre-approval process is much more complete than pre-qualification. For pre-qualification, the loan officer asks you a few questions and provides you with a "pre-qual" letter. Pre-approval includes all the steps of a full approval, except for the appraisal and title search. Pre-approval can put you in a better negotiating position, much like a cash buyer.

What type of documentation is needed when I apply?
There are a number of important items that you will need when you apply for a mortgage. Specifically they are:

Your past two (2) years, W-2 statements.
Pay stubs covering the last (30) thirty days.
Most recent three months' bank statements.
Most recent transaction summary of 401K or IRA accounts.
Statements of mutual funds, stocks, or bank accounts.
Copy of the Purchase and/or Sale Agreement

If you are currently renting:

Either 12 months' cancelled rent checks; or
The name and address of your current landlord.

If divorced:

A fully executed divorce decree.

For a refinance:

A copy of the deed, and most recent tax bill.

If you've had credit problems:

A letter of explanation for any known credit problems.

For self-employed borrowers, employed in sales, paid by commission, or owns rental real estate:

Two (2) Years, signed personal tax returns including all schedules.

If self-employed through a corporation:

Last two (2) years, corporate returns as well as a year-to-date profit and loss statement and balance sheet.

STEP 1 Apply for your Mortgage
Complete your mortgage application over the phone or in person with a Personal Mortgage Consultant. Call (405) 787-7232 or request an appointment by clicking contact us, Monday - Friday from 9:00am - 4:00pm Central Standard Time. Generally, this application process will take about 10 - 30 minutes. If you desire to schedule an appointment at our Oklahoma City main Office or a Personal Mortgage Consultant may visit you in your residence or place of business to do this application.

STEP 2 Application Review and Approval
A Personal Mortgage Consultant will review your application with the appropriate account executive, request a credit report for all applications and submit your information to the underwriter for the first initial lending decision. When your application receives initial approval, a title report, appraisal and flood certification is requested.

STEP 3 The Decision is Made, You close on your Mortgage
Your Personal Mortgage Consultant notifies you of the final lending conditions / decision, and schedules a date and time for your mortgage to close. Your closing can be scheduled at any location that is most convenient for you. Once your mortgage is approved you will need to attend the mortgage closing at a certified Attorney or Licensed Title Company where you review and sign the final mortgage documents, and funding takes place.
